2021 HOA Dues Invoices

 2021 HOA dues invoices were mailed out this week. Below is a link that you may use to pay online. Please wait to review your invoice balance before paying.

Remember that during the April HOA meeting, a unanimous vote was made to waive 2019 and 2020 fees because of lack of invoices mailed, checks being returned, and HOA mailbox being closed. If you were able to pay 2019 and/or 2020, that payment was applied to 2021 (and 2022, if applicable).
Laurie Matta has done an amazing job getting the finances up to date. And the current board has done really great things with the funds that come into the HOA. (Have you noticed the grass by the entrance, and all the new LED lights? That last light post on Glenraven should be fixed soon. The new pole has been ordered and entrance landscaping is still being reviewed.)

South Ridge HOA Quarterly Meeting Minutes

April 5, 2021

The current Secretary, Christie Kettle called the meeting to order at 6:13pm.

Lindsey Davis seconds the motion.

Call to Order: number in attendance: approx. 43

 

Mark Cooke speaking for Cumberland Connect.  Currently in Phase 2, Board has approved Phase 3 which includes South Ridge.  Late summer or early fall, construction will begin and will work to serve every home underground.  If yards are torn up in the process, they will be fixed.  Questions can be directed to Mark.  Cumberlandconnect.org to receive notifications about the area and progress.  Underground is very weather dependent.  Hookups and connections could be by the end of the year, approximately.

Previous Years’ Financials

Laurie proposed that all 2019 and 2020 dues are forgiven and anyone who has paid during that time will have that applied to 2021 and/or 2022.  The motion is seconded.  Votes for support- 37 of 37 in attendance.  Votes opposed- 0 of 37.  Motion passed.  Invoices for 2021 dues will be mailed out and due June 1st 2021.

Committee Reports:

Welcome- Committee is having difficulty due to realtors.  Jeff is reaching out to remedy. 

Social- Food trucks will continue as long as trucks will agree.  Thanks to all that have helped in scheduling them. Nothing plans were made since Aug 2020 due to the lack of “knowing” budget and financial standings.  Now that finances are in good shape, caught up, and a budget has been set for the upcoming year, a social committee will be able to set up a movie night for spring and/or fall, as well as other things.  Suggestions are appreciated.  You can reach out to Christie Kettle.

Beautification- The purpose of this committee is to make the decisions for décor, landscaping, and review mowing contracts regularly.  Sign for No Soliciting and HOA recognition is suggested and will be discussed among other entrance plans, and “yard of the month”

 

New Business

Landscaping- annual spring work day suggested

Maintenance Needs- $4100 to repair and it was cheaper to replace.  Looking for bids and quotes.  Street lights- the lights have been retrofitting them with LED.  They are no longer made.  A 2nd certified letter will be sent to homeowner/responsible party to replace Glenraven light.  To update lights will require a lot of digging and extra lights could become the responsibility of individual neighbors.  Electricians have been scheduled to give quotes on future work.

 

Major Discussion items:

*Chickens- Home owners to speak and address whether they have understood the CC&R requirements and will comply.  A 2nd violation letter will be sent within a week giving them 30 days to comply with restrictions.  Fines will follow if not in compliance.

*Chain Link Fencing- Absolutely prohibited by the CC&Rs. Unless homeowners voluntarily comply the board is required under the bylaws to enforce the restrictions and would necessitate retaining an attorney.  A 2nd violation letter will be sent within a week giving them 30 days to comply with restrictions.  Fines will follow if not in compliance.

*Exempt properties- HOA was voluntary as defined under state law for the homeowners at that time, but after sell the bylaws hold that all properties are mandatory members and subject to the CC&Rs.

*Glenraven light- THP report was received by an outside source and the HOA has not received any communication from the at fault party and attempts to begin the claims process with their insurance carrier (USAA) have failed due to the incorrect policy number listed on the accident report.  Options include a vote for the HOA members to absorb the cost of replacement (approx. $5K) attempt to send certified letter to driver with a demand for damages, or retain an attorney and seek damages through legal avenues.

*Dues- waived for 2019 and 2020.  Any 2019-2020 payments will be applied to 2021-2022 dues.  An online payment option is being investigated for homeowners to pay 2021 dues.  Invoices will be sent out after online payment option has been put out.  HOA dues are due June 1st.

*Insurance- HOA bylaws require a general liability policy for the neighborhood but no record of any such policy ever existing can be found.  Multiple quotes have been received and the board has begun the coverage process.  Current quotes are in the $1100-$1900 range.

Santa Visits the Neighborhood

 Santa will be in South Ridge!!!

Arrival into the neighborhood will be around 3:30.
Santa will be on board a fire truck driving through the neighborhood waving to and throwing out candy to the kids. Please be on the lookout and come out to greet him from your yard.

Facebook, Food Truck, and Santa

 

  • Several new members were added to the fb page this evening. I apologize for taking so long to get to them. I honestly check each request and ensure that those requesting access to our neighborhood page actually own or rent property in South Ridge. If you know someone who is waiting for access, please encourage them to answer the membership questions, agree to the terms/rules of the page, and provide extra info for clarification on the property, if requested. I do this for the safety of the neighborhood and for the integrity of the page. Trick or Treating

We want to keep everyone safe tonight during our trick or treating hours.  Please read over the following and keep these in mind for the sake of all involved. 

1) Trick or Treating hours are encouraged from 5:30-7:30pm.  This gives a good safe time for our neighborhood kids to get around to all our neighborhood houses and houses know when to expect them.

2) Please have your front porch light on or be in the driveway if you're giving out candy.  If you choose not to participate keep front light off to ensure you're not visited.

3) Please pull all parked cars off the street.  This allows for clear passage of vehicles coming in/out as well as a clearer path of vision of and for all pedestrians.

4) DRIVE SLOWLY.  Don't assume every child has an adult right beside them and will be looking both ways.  Kids are quick and excited to get to the next house.  Watch carefully, keep the phones out of you hands, and drive 15-20 mph.  This is not a night that 25 mph speed limit should be the norm.

Parking/RV/Boat Covenants/Restrictions

 As stated at the HOA meeting on August 3, 2020, the new HOA board is currently committed to two major goals. 

1)      We want all of our neighbors to feel an added sense of security and safety for themselves and their children. 

2)      When homeowners abide by the set of covenants that govern their homes, we sustain a standard of living that will only make our neighborhood more desirable and increase our property values.

Each section of the neighborhood has a list of covenants/restrictions by which each homeowner is to abide.  The original builder of South Ridge (Derek Comperry) created each set of covenants/restrictions when each new section was established.  Each section's plat, by-laws, and restrictions can be found in labeled tabs on the blog site (southridgehoa.blogspot.com) and can be located at the Montgomery County Register’s Office.

A couple of notices we would like to remind all our neighbors about is in regards to our parking of cars, boats, and recreational vehicles.  Stated below is the particular text within each section of the neighborhood covenants.  We are also providing the section number, paragraph number, and the date of the covenants.

STREET PARKING: Overnight on-street parking shall be prohibited with the exception of periods of inclement weather where access to the residence driveway would be hazardous or impaired due to slope or topography of the driveway servicing said residence; however this restriction shall not apply to guests of a residence provided that said guests do not park on said street or drive for more than seven (7) days.

                Section II-V (paragraph #19, circa 2000, 2002, 2004, 2005 respectively)

 

BOATS AND RECREATIONAL VEHICLES: No boat longer than (see individual section restrictions below), motor home, recreational vehicle or the like shall be permitted to be upon or maintained upon any lot, unless the same be stored inside a garage or detached structure constructed upon the premises.

We want to thank everyone for helping to make South Ridge the best that it can be.  Please help us by following the restrictions and by-laws that you agreed to, upon moving into our neighborhood.  We will have to start sending out violation notices to those neighbors who choose to disregard these regulations, in a few weeks.  These regulations help keep our neighborhood a safe place for all of our residents!

Beautification of Front Entrance

 Just a few notices about today's Beautification project at the entrance of the neighborhood at 6:30pm. The committee will be out there as well as a board member or two and anyone else who would like to help is welcome to join.

PARKING!! This is going to be a tricky one. Here are my thoughts to help the situation. The committee will also work on fixing some spots in that empty lot (Lot #3, I believe) that were not mowed well. Some cars may be able to be parked in the grass on that empty lot if you fully pull into the grass and park side by side (not bumper to bumper). Don't park on someone's yard, please. Another idea is to park on the same side of the street as the dumpster, but park past the dumper leading into the neighborhood. Don't park between the entrance and the dumpster and please don't block any driveways. PLEASE DON'T PARK ON THE OPPOSITE SIDE OF THE STREET FROM THE DUMPSTER. This becomes very dangerous.
On the corner of Lots #3, there are pallets and straw left behind from a sod company. If anyone wants them, please take them. The committee will work to dispose of those in the dumpster if they are still there this evening.
If you are not joining us this evening, please be cautious and aware if you're entering/exiting the neighborhood during this time. We want to keep everyone safe. The volunteers want to make South Ridge better and we want to appreciate them and respect them for their time and efforts as well as what they are doing for all of us. THANK YOU!!
